For most people, you home is your most prized possession and this means extra care when you are literally talking about safety and security of the roof over your head. Routine maintenance should include regular inspection for problems, leaf removal, and general gutter cleaning. Proper ventilation can greatly affect roof life, and most shingle warranties are voided if the roof is not properly ventilated. High-grade shingles may be warranted for up to 40 years or more, but it is unlikely any shingle would last that long.

In particular, a leaking roof requires immediate attention. Some roofing problems may not so obvious. Some problems, such as an overheated attic, can take years before they are detected, resulting in structural damage. You should check your roof at least once a year. Be sure to check around valleys and chimneys.

Check gutters and downspouts after a heavy rain to make sure they are free-flowing. If they are not, chances are water will work its way up under the lower shingles.

Be on the lookout for any shingles that are cracked, curling, warped, or missing and rusted flashing, open joints or brittle mastic.

Higher than normal energy bills may be caused by insufficient attic ventilation. If your attic insulation is adequate, and your attic heat is abnormally elevated, you are literally burning up your roof.

Stains on your ceilings or walls, could be caused by inadequate or incorrect shingle underlayment, which could allow leakage or ventilation issues that promote mildew or mold growth in your home.

Have you noticed that your outside paint on your home has been blistering or peeling? Usually high humidity or excessive moisture due to inadequate attic ventilation can cause this.

Is there any leakage in your attic after a hard rain? This could be cause by worn or inadequate shingle underlayment or weakened flashing.

Poor attic ventilation is often the cause of roof shingle and siding decay.

Look closely at the flashing on your roof. Flashing are special purpose shingles that lap one another and help to shed water. They are placed at intersections, and hence are more likely to be the source of leaks. Flashing materials may be copper, aluminum, galvanized steel, or even plastic or rubber.
